An Electrical Installation Condition Report (also known as an EICR or Landlord Safety Certificate) is a detailed inspection and test to determine whether your installation is in a satisfactory condition or if anything needs to be fixed or upgraded.
It involves a detailed visual inspection and tests of the wiring to identify any possible hidden defects or issues that can not be identified visually.
The Electrical Installation Condition Report will provide you with a detailed summary of the current condition of your electrics. Any observed damage, deterioration, defects, dangerous conditions or non-compliances with the requirements of the 18th edition of The Wiring Regulations (BS 7671) will be recorded and appropriately classified for remedial action. It will also detail recommendations on how safety of your installation can be improved.
The codes used to determine whether there are non-compliances or issues with the electrical installation are numbered C1 to C3. These codes will be entered on the Electrical Installation Condition Report, along with a description of the nature of the fault, and will determine whether a ‘Satisfactory’ or ‘Unsatisfactory’ report will be applied to the installation.
If there’s any remedial work required, we will discuss with you the potential timeframe and costs before proceeding. If the fixes are small we will try to complete them the same day.
The power will need to be switched on and off intermittently without warning whilst testing is taking place, so it should not be done whilst residents are at home.
Electrical testing shouldn’t cause any mess or disruption other than the power being switched off so you won’t need to prepare the area first or clear up afterwards. Any remedial work may cause some dust and disruption, but we will speak with you about that first.
Often it is something as simple as a faulty appliance such as a kettle or washing machine. If the power trips off each time the same appliance is used, this is most likely the case.
However, you should never ignore anything unusual when it comes to electrics and we will use dedicated testing equipment to find faults and ensure that the supply is safe for full peace of mind.
Unfortunately there’s no way to predict how long it will take – it’s the classic ‘how long is a piece of string’. Having 25 years of experience to draw on does mean that we are often able to find the fault quickly but even for us there are still some times that it can take days to locate. If we can’t find it in the first 2 hours we’ll let you know and see how you want to proceed. We’ve come across some tricky faults in our time, but haven’t been defeated by one yet!
Although we try to keep mess and disruption to a minimum, with most jobs some dust is usually unavoidable. Please make sure the area is clear of objects. It will also save time and therefore money if we don’t have to move furniture and ornaments out of the way first.
Electrical testing shouldn’t cause any mess or disruption other than the power being switched off so for that you won’t need to prepare the area first.
